  "The Wizarding World of Harry Potter" has been a huge success for JK Rowling and Universal Studios. And now comes a rumor that Universal Studios and Warner Bros have teamed up to convince the Tolkien estate to turn "The Hobbit" into a theme park.
Warner Bros has a relationship with the Tolkien family members, since they have all worked together on "Lord of the Rings" and the new "The Hobbit" trilogy. Universal has already presented its ideas to the family, but a contract has yet to be signed.
The Tolkien family reached out to Rowling to find out how her experience has been, and liked what they heard. The family then contacted Universal to go over what they expect to see from the theme park.
At this point, the story should be considered a rumor, even though it comes from a reliable source. But even if it's true, it looks like the theme park is its initial stages. So it will be a while before fans can enter the village of Hobbiton.

As much as I'd love to hate on some Hobbit news, from a financial standpoint, this idea is actually pretty sound.
Of course, its viability will depend on location and whatnot, and the all-important profit margin, and then there's the old strike while the iron's hot adage, so in reality I'd say they should have done this somewhere between LOTRs two and three, or at least no later than the Return of the King.
Guess they realized they missed a great chance to plow the golden goose with the last three movies and thus have no desire to do the same this time around on the old Tolkien rodeo.

Have't Universal got to give up all the rights to their Marvel world to Disney at somepoint from their Island Of Adventure park ?
